Investor CL Real Estate from Belgrade plans the construction of a mixed-use residential and commercial building with 25 apartments, one duplex business space, and 38 parking spaces.

One month after the presentation of the 8-story building of nearly 2,500 square meters at the corner of Ustanička and Vidska streets in Voždovac, the Belgrade City Administration has put the urban planning project for a mixed-use building with a layout of Po-3+Po-2+Po-1+P+6+Ps on public display at Ustanička Street.

The conceptual design of the urban planning project is signed by Bauprojekt d.o.o. from Belgrade, which submitted the request for approval on behalf of the investor CL Real Estate d.o.o. , also from Belgrade. The responsible designer for the project is Milena Sopić, architect.

585 Square Meter Plot

The urban planning project covers cadastral parcel KP 2764/1 in the Voždovac municipality, with a total area of 585 square meters.

The location is situated at the corner of Ustanička Street and the dead-end of Vojislava Nanovića Street. The parcel is accessible from both streets, and there are no existing buildings on the site.

The proposed building is a mixed-use residential and commercial structure, with a layout of Po-3+Po-2+Po-1+P+6+Ps. The building will be masonry on both sides, with the top floor designed as a setback floor.

Three underground garages and an open parking area within the parcel will provide 38 parking spaces.

The total gross construction area (GBA) of the building is 3,900 m², of which 1,238 m² is allocated for the underground levels, and 2,662 m² for the above-ground floors.

A total of 25 residential units and one duplex business space are planned. The parking solution includes 38 parking spaces, distributed across three underground levels and the outdoor parking area.

The business part of the building will be accessed from Ustanička Street, while the residential entrance will be from Vojislava Nanovića Street

The duplex business space is located on the ground floor and 1st floor.

The parking is distributed as follows:

20 parking spaces on Po-3 level (underground)

10 parking spaces on Po-2 level (underground)

5 parking spaces on Po-1 level (underground)

3 parking spaces in the outdoor parking area

Technical rooms and storage areas for residents are also planned on the underground levels. Vertical circulation to other floors will be provided by both a lift and staircases.

On the typical floors, from the second to the fourth floor, a residential area with 5 apartments is designed.

On the standard floors, which extend from the second to the fourth floor, a residential area with 5 apartments each (4 two-room and 1 three-room apartment)

On the fifth floor, 4 apartments (3 three-room and 1 two-room apartment) were designed, on the sixth also 4 apartments (2 two-room and 2 four-room), while 2 four-room apartments were designed on the detached floor.

Public Presentation and Feedback Deadline

Interested parties can review the urban planning project during the public presentation, and submit their comments and suggestions in writing to the </Secretariat for Urbanism and Construction Affairs by November 29, 2022.
