Investors “Luzz” and “Malbuma” are planning the construction of a building with nine residential units and 16 parking spaces, designed in a garage with two underground levels.

9 Residential Units Planned

The location is situated in a block whose primary function is multi-family housing. It is part of a zone undergoing transformation from family housing to multi-family housing in partially developed urban blocks, with access from Petrogradska Street. Two buildings currently exist on the parcel, both of which are planned for demolition.

The planned building is residential, with a layout of Po(-2)+Po(-1)+P+2+Ps, and is designed with dual-side masonry. The top floor is designed as a third floor that is set back 1.5 meters from the facade plane of the uppermost floor.

A total of 9 residential units are planned, with 16 parking spaces in the two underground levels, one of which is designated for people with disabilities. Pedestrian and vehicular access will be separated. The residential entrance will be from the ground floor level. The total gross construction area of all floors will be 2,174 square meters.

The total gross construction area of the building across all floors is 2,174 m².

At Po(-2) level: A garage with 10 parking spaces, 1 technical room, and a shared residents’ storage room.

At Po(-1) level: A garage with 6 parking spaces and another residents’ storage room.

At Ground level: The entrance, reception, and 3 residential units.

On the 1st floor: 3 residential units.

On the 2nd floor: 2 residential units.

On the setback floor: 1 residential unit.

The total gross construction area of the building across all floors is 2,174 m².

Remarks and suggestions until March 10

Those interested can during the public presentation perform insight into the urban project, as well as to submit their objections and suggestions to the planned solutions in writing to the Secretariat for Urban Planning and Construction Affairs, no later than 10. March 2023.
